15% safety envelope included

Beyond the quote amount, Calp automatically includes a 15% safety envelope to cover site overruns (compliance work, asbestos removal, unquoted custom-made). This envelope is only mobilized on request and only billed if used.

Progressive disbursement on invoice

Funds are disbursed in tranches against artisan invoices, avoiding paying interest on the total amount from day one. You only pay interest on the portion actually disbursed.

Combinable with public aid

The Calp renovation loan is compatible with energy renovation grants, energy savings certificates, eco-loans and regional aid. Our team helps calibrate the loan to take retroactive aid into account.

No mortgage for moderate amounts

Up to EUR 75,000, no mortgage on the renovated property is required. The Calp guarantee suffices. Above that, a conventional mortgage can be studied to obtain a preferential rate on very large projects.

Who can apply for a Calp renovation loan?

The Calp renovation loan is for owner-occupiers, landlords, co-owners (for private parts) and tenants (with written landlord authorization). The property must be in the European Economic Area and the borrower must demonstrate regular repayment capacity.

  • ID and proof of address
    Valid ID or passport for each co-borrower. Proof of address less than 3 months old. If the property to renovate is not your main residence, also provide proof of ownership or a lease in your name.
  • Detailed artisan quotes
    Signed or pro forma quotes from at least two artisans, listing services, materials, quantities, delivery time and ten-year or two-year warranty. For self-build, pro forma invoices from suppliers and materials list.
  • Proof of income
    Last three pay slips for employees, last two balance sheets for self-employed, last pension notice for retirees. Tax notices for the last two years.
  • Title deed or written landlord authorization
    Notarized deed of the property to renovate. If tenant, written and signed landlord authorization for the work envisaged. For condominiums: extract of bylaws authorizing modifications.
  • Public aid estimate
    Renovation grant simulation, energy savings certificate estimate, eco-loan application in progress, regional or local subsidies. Helps adjust the loan amount to avoid over-borrowing, as aid generally arrives after work begins.

Do I need a quote to obtain the loan?

A quote or estimate is requested to size the amount. There is no contractual obligation of use: you manage your project freely.

Yes, fully compatible with public schemes (energy renovation grants, eco-loans, energy savings certificates).

Can I finance work on a rental property?

Yes, landlords are accepted. Proof of ownership is required.

Are funds disbursed in several instalments?

Single disbursement to your current account after the cooling-off period. You manage payments to the artisans.

Can I finance self-built work?

Yes, provided you submit a detailed materials list and pro forma invoices from suppliers (building merchants, material suppliers). Calp finances up to 80% of the materials quote in self-build. Labour is obviously not financed, but specific tools (rental or purchase) can be included in the envelope.

Is the renovation loan compatible with eco-loans?

Yes, and it is often the optimal combination. Eco-loans cover up to EUR 50,000 of work at 0% on energy work bundles. The Calp renovation loan complements eco-loans for non-eligible work or the portion exceeding the cap. Our team helps structure the assembly of both loans.

What happens if the site is delayed?

Progressive disbursement on invoice automatically adapts to the real pace of the site: if artisans intervene later than expected, funds remain available without surcharge. During this waiting period, you only pay interest on the portion already disbursed. Deferment can be extended up to 18 months without penalty.
